Selling Tips

Presentation is key and first impressions certainly count.  There are a myriad of things that can be done that may help to add value to your home or property or secure a sale sooner.  Some tasks will need to be carried out regularly and others will only need to be done once.  Here are some of our top tips to present your property at its finest:

  • Keep lawns mowed regularly and edges trimmed.
  • Maintain garden beds and remove any dead plants or branches.
  • Wind up garden hoses.
  • Remove any clutter or rubbish outside.
  • If there is a pool, have it crystal clear and free of leaves.
  • Remove any cobwebs from outside and inside the home.
  • Clean all windows, sills and flyscreens.
  • Make the kitchen and bathrooms sparkle. These rooms deserve special attention when presenting a home or property for sale.
  • Clean and organise your pantry.
  • Wipe off any marks on walls and doors.
  • Vacuum and/or mop all floors. Have carpets steam cleaned if required.
  • Declutter your home or property. This simple task creates the impression of space.
  • Have any repairs carried out as much as possible, unless it will not add any value to your home or property. It may be that your home or property is land value only, so spending any money on repairs would not be worthwhile.
  • For open home inspections, place valuables out of sight.
  • If possible, remove any pets from your home or property during open home inspections.
  • Maximise light into your home or property by opening all curtains and blinds.
  • If it is a cold day, having a fireplace lit or the heating on will feel extremely inviting to buyers.
  • Feel free to have some soft background music on during open home inspections.
  • Of course, a vase of fresh flowers always looks fantastic.
